A clear overview of the key stages involved in planning and delivering a major building project, from initial consultation and design through to approvals, construction and final completion.

Initial Conversation
Contact us with a brief description of your proposed works, the property location and any drawings you already have. We will discuss the broad scope of the project, answer initial questions and determine whether an introductory site visit would be appropriate.

Site Visit and Feasibility
We visit the property to understand its construction, access, condition and your objectives. We can identify likely design, structural, planning and practical considerations and explain the next steps required before a detailed estimate can be prepared.

Design & Technical Information
Where drawings or structural calculations are required, we can work with your appointed architect and structural engineer or introduce trusted independent professionals. Clear technical information helps define the project accurately and reduces uncertainty during pricing and construction.

Planning & Permissions
Depending on the property and proposed works, the project may require planning permission, listed-building consent or confirmation that it falls within permitted-development rights. Properties in conservation areas, flats and homes affected by Article 4 directions may have additional restrictions.

Building Control and Party Wall Matters
We help coordinate Building Control requirements and inspections throughout the build. Where works affect a shared wall, boundary or nearby foundations, separate Party Wall procedures may also be required before construction begins.

Detailed Estimate and Programme
Once sufficient information is available, we prepare a written estimate setting out the principal scope of work, assumptions and relevant allowances. We also discuss the proposed construction programme, availability, access arrangements and any items to be supplied directly by the client.

Construction & Project Management
Your dedicated point of contact coordinates trades, suppliers, specialist contractors, Building Control visits and day-to-day progress. We maintain clear communication throughout and discuss any changes or unforeseen work before it is undertaken wherever reasonably possible.

Completion and Handover
At completion, we review the finished work with you, identify any final items and provide relevant documentation available under the contract. Our aim is to leave you with a carefully completed project and a clear understanding of any ongoing maintenance requirements.

Trusted Professional Network
We regularly work alongside local architects, structural engineers, Party Wall surveyors and specialist consultants. Clients are welcome to appoint their own professionals, or we can provide details of independent contacts with relevant experience.
Any architect, engineer or surveyor recommended by Browne & Sons is an independent business appointed directly by the client unless agreed otherwise in writing.
Party Wall services are available through J Browne Surveys, an independent business operating separately from Browne & Sons Ltd.
