Landmark 1920's Property Renovation & Loft Conversion
This extensive whole-house renovation transformed a neglected yet locally recognised 1920s Whitstable landmark into a contemporary, energy-efficient five-bedroom family home, while carefully preserving the character and craftsmanship of the original property.
Appointed as Principal Contractor, Browne & Sons Ltd managed the project from initial strip-out through to final completion over a three-year programme. Working directly with the client and Structural Engineer, we developed the renovation strategy, designed the internal alterations and coordinated every stage of the construction process to deliver a home that successfully blends traditional architecture with modern family living.
The Challenge
Although the property retained many of its original features, years of neglect and numerous unsympathetic alterations had significantly compromised both its appearance and performance. The client's vision was to restore the building's original character while introducing contemporary open-plan living, improving energy efficiency and creating additional accommodation within the existing roof space.
Achieving this required extensive structural alterations, complete replacement of all building services and a sympathetic restoration using traditional materials alongside modern construction techniques.
The Transformation
The external appearance of the property was completely revitalised by removing the ageing faux Tudor cladding and inappropriate cement render that had trapped moisture within the building fabric. These were replaced with a specialist insulated lime render system, allowing the building to breathe naturally while significantly improving its thermal performance.
Contemporary cedar cladding, slimline black aluminium windows and a new natural slate roof provide a striking balance between traditional and modern architecture, enhancing the property's original character while giving it a distinctive contemporary appearance.
The existing asbestos roof coverings were safely removed and replaced with premium natural slate. Thirty integrated solar panels, installed in partnership with Convert Energy, together with battery storage, now enable the property to generate a significant proportion of its own electricity, dramatically reducing its ongoing energy consumption and greatly improving its EPC performance.
Creating Modern Living Spaces
The unused attic was transformed into two spacious double bedrooms and a contemporary shower room, with five large Velux roof windows flooding the new accommodation with natural light.
Internally, the property underwent a complete strip-out, with every wall, ceiling and floor covering removed to allow for new insulation, upgraded services and comprehensive refurbishment. Wherever possible, original architectural details including skirting boards, architraves and internal doors were carefully retained, restored and reused, preserving the character of the house while complementing its contemporary finishes.
The original staircase was painstakingly stripped back, repaired and redecorated, while traditional wall panelling, restored timber joinery and cast-iron radiators combine with modern bathrooms and elegant interior finishes to create a home that feels both timeless and practical.
Structural Engineering
Extensive structural works were undertaken throughout the property to create larger, brighter living spaces.
Major alterations included the complete removal of the original kitchen chimney breast from foundations through to roof level, installation of structural steel beams (RSJs) and steel columns, replacement of deteriorated window and internal door lintels, and the creation of a spacious open-plan kitchen, dining and family living area.
The existing suspended timber floors had deteriorated beyond repair and were completely reconstructed using new dwarf walls and insulated suspended timber floors, creating a warmer, stronger and more energy-efficient structure throughout the ground floor.
A bespoke glazed partition between the dining room and lounge, together with new aluminium bi-fold doors opening onto the rear garden, maximises natural light while creating flexible family living spaces that connect seamlessly with the outdoor entertaining area.
Underfloor heating installed within the family bathroom provides modern comfort while complementing the property's traditional character.
Project Management & Delivery
Throughout the project, Browne & Sons Ltd acted as Principal Contractor, coordinating every trade involved in the refurbishment and working closely with the Structural Engineer and Building Control to ensure full compliance with current Building Regulations.
The renovation required careful sequencing of structural alterations, roofing works, specialist insulation systems, renewable energy installation and complete replacement of all mechanical and electrical services. Every element was managed to the highest standards of quality and workmanship.

One of Browne & Sons Ltd's largest and most technically demanding projects to date, this £600,000–£900,000 development involved the complete transformation of a former Victorian care home into seven high-quality self-contained apartments.
Originally built as a substantial Victorian family home, the property had been extensively altered over many decades as it evolved into a residential care home, with numerous extensions and the subdivision of the building into multiple small bedrooms. Following its closure during the COVID-19 pandemic, our client acquired the property with the vision of creating seven modern apartments for private sale while retaining the character of the original building.
Appointed as Principal Contractor, Browne & Sons managed the project from the initial strip-out through to final handover over an 18-month construction programme. Working alongside the client, architect, structural engineer, Building Control and specialist utility providers, we coordinated every stage of the development while managing all subcontractors to ensure the project was delivered safely, efficiently and to the highest standards.
The extensive works included the complete internal reconfiguration of the building, retaining the original structural shell and staircases while removing virtually everything else. More than 17 structural steel beams (RSJs) were installed as part of major structural alterations to create seven spacious apartments, each with its own kitchen, bathroom and open-plan living accommodation.
Throughout the project, we worked proactively with the structural engineer to redesign elements of the steelwork, reducing the quantity of structural steel required without compromising structural integrity. This innovative approach delivered significant cost savings for our client while also improving apartment layouts, accessibility and the overall functionality of the development.
Every apartment received independent water, gas, electricity and telecommunications supplies, together with new heating systems, drainage infrastructure and modern ventilation. Comprehensive fire compartmentation, acoustic separation, fire doors, emergency lighting and Building Regulations compliance were incorporated throughout to meet current residential standards.
External works included complete roof renewals across the site, new underground drainage, upgraded rainwater management systems, utility infrastructure and close coordination with landscaping contractors to deliver a fully completed development.
The project was completed on schedule and to an exceptional standard, with all seven apartments successfully sold within twelve months of completion. It stands as an excellent example of Browne and Sons' ability to deliver complex structural refurbishments, large-scale residential conversions and technically challenging commercial developments through professional project management, collaborative working and exceptional craftsmanship.

Whitstable Conservation Area Renovation & Contemporary Two-Storey Extension

Situated within Whitstable's Conservation Area, this extensive renovation transformed a long-neglected period property into a beautiful contemporary family home while carefully preserving the character and architectural integrity of the original building.
Having stood empty for over two years, the property qualified for the reduced 5% VAT rate on renovation works, making it an ideal candidate for complete restoration rather than redevelopment. Working alongside architect Andy Reader, Browne Builders delivered a comprehensive twelve-month renovation involving major structural alterations, a bespoke two-storey extension and the full refurbishment of the existing property.
The project began with the demolition of the existing ground floor extension before constructing a new steel and timber-framed two-storey extension. Externally, the extension was clad in genuine Shou Sugi Ban charred oak, creating a striking contemporary addition that complements the traditional Victorian brickwork while providing an exceptionally durable and low-maintenance finish.
As part of the restoration, both the front and rear elevations were professionally brick cleaned and fully repointed, revitalising the original masonry and preserving the property's historic character. All original sash windows and the front entrance door were replaced with beautifully crafted double-glazed timber units, faithfully matching the original designs. These were manufactured locally by R P Joinery of Whitstable, combining traditional craftsmanship with modern thermal performance.
Internally, the property was stripped back to its structural shell. New structural steelwork was installed throughout the ground floor, allowing large open-plan living spaces to be created while safely supporting the existing building. The first-floor joists were strengthened using structural steel plates to improve the overall structural integrity of the house. One of the most significant design changes was the relocation of the staircase, allowing the first floor to be reconfigured into larger, better-proportioned bedrooms and creating a far more practical layout for modern family living.
The new extension provides a spacious kitchen and dining area overlooking the garden, while the first floor accommodates a luxurious en-suite bathroom. A cleverly concealed utility room was incorporated into the design to maximise storage without compromising the clean, contemporary aesthetic, while a new family shower room was also created on the ground floor.
Every internal wall, ceiling and floor throughout the property was renewed. The attic room was completely refurbished with the installation of a new Velux roof window, transforming it into a bright and usable living space.
Alongside the structural works, the property received a completely new central heating system and a full electrical rewire carried out by Sait Electrical, ensuring every service met modern standards. Browne & Sons Ltd supplied and installed all bathrooms as part of the contract, while the kitchen installation was completed by others.
This project demonstrates Browne & Sons' ability to combine complex structural engineering, traditional restoration techniques and contemporary design to deliver a home that is both sympathetic to its conservation setting and perfectly suited to modern family life.
